TenantAlert gives letting agents access to real tenancy history — arrears, damage, abandonment — filed by other verified agents across the UK. Before you reference a new applicant, you can search the database. After a bad tenancy ends, you can file a record so other agents are protected.

The problem TenantAlert solves

A bad tenancy costs far more than most agents account for upfront. Rent arrears compound over months while possession proceedings move slowly. Add property damage, legal fees, court costs, and landlord compensation claims, and a single problem tenancy can run to tens of thousands of pounds. The landlord carries the financial loss — and often blames the agent who placed the tenant.

Standard referencing does not catch this. Credit checks show whether an applicant has unsettled debts or county court judgements, but they tell you nothing about how that person behaved as a tenant. They cannot show a history of abandonment, deliberate damage, or persistent rent arrears that never reached the courts. That information exists — it is held by the agents who experienced it — but until TenantAlert, there was no structured way to share it. TenantAlert is that structure: a moderated, searchable database built specifically for letting agents, containing adverse tenancy records filed by other agents.

How TenantAlert works

Register your agency
Create an account at www.tenantalert.co.uk. Registration is free. We capture your ICO registration and agency website at sign-up, and every record is independently reviewed by our moderation team before it's published — keeping the database accurate and accountable.

Search before you reference
When a new applicant comes through, run a TenantAlert search using the tenant's full name and date of birth. The search returns any adverse records currently held in the database. The result takes seconds. It sits alongside — not instead of — your existing referencing checks.

File after a bad tenancy
When a tenancy ends badly, you can submit an adverse record. You provide the incident details and supporting evidence. Every record is reviewed by the TenantAlert moderation team before it is published. Moderation protects tenants from malicious or inaccurate filings, and protects agents from relying on unverified information.

What a search returns

When a match is found

The agent sees:

  • Record typearrears, property damage, anti-social behaviour, or abandonment
  • Filing agencythe name of the agency that submitted the record
  • Date of incidentwhen the adverse event occurred
When there is no match

The result shows clearly that no adverse records are currently held for that name and date of birth. A clear result means no records have been filed by TenantAlert member agents — it does not guarantee a clean tenancy history.
